We are seeking a Leasing Manager to join our Client’s team.  In this role you will be reporting directly to the Vice President of Leasing.  Our Client is one of Canada’s top real estate firms. Salary range for this position is $65,000–$85,000 based on level of industry exposure, plus bonus. Our Client is an advocate for diversity and recognizes the value of leadership.

RESPONSIBILITIES

You will be responsible for leasing and analyzing a portfolio of mixed use commercial (industrial/office/retail) properties in the GTA:

  • Strategize renewals and new deals with upper management, working closely with the Vice President
  • Perform leasing calculations and maintain internal database
  • Negotiate and draft offer to leases and facilitate renewals, amending agreements, subleases working with the Lease Administration department, Asset Management and legal counsel
  • Develop relationships with tenants, prospective tenants and brokers as needed
  • Create and implement strategies to lease vacant spaces
  • Develop strong understanding and knowledge of applicable markets, current rates and future trends
  • Ensure documents executed in a timely manner
  • Ensure negotiated terms and conditions carried out
  • Be involved in the budget and reforecast process
  • Understand credit of new and renewing tenants
  • Role will involve travel to meet with tenants and visit the properties
  • Prepare reporting packages both monthly and quarterly to clients by discussing leasing activity, lease expiration analysis and major tenant summaries
  • Prepare bi-monthly leasing reports for regular internal meetings
  • As required, complete financial deal reviews, prepare all Net Effective Rent (NER) and all other related financial due diligence
  • Other duties may be assigned
QUALIFICATIONS
  • Minimum of four years’ experience negotiating and administering commercial leases
  • Strong knowledge of principles and concepts as they apply to Real Estate Industry
  • An independent and self-motivated worker with a strong prioritization mindset committed to meeting deadlines and getting things done in a fast paced and dynamic environment
  • University or College graduate in Business Administration or Real Estate
  • OREA sales license completed or in progress in accord with RECO, required
  • Polished interpersonal, communication and presentation skills (verbal and written)
  • Self-starter with ability to work independently as well as cohesively in a team environment and ability to build and maintain strong relationships at all levels
  • Strong computer skills including Microsoft Office (Excel, Word)
